Kauai, HI

A custom house situated on a steep hill above the ocean. The mild Hawaii climate allows for conflation of the traditional inside outside dichotomy. The intent of this project was to incorporate the beautiful surrounding landscape into the interior living spaces of the house.

A large Entry Court between the garage and the main house doubles as an outdoor living room accessed through a teak gate. The partially covered 2nd floor lanai extends the living space. The design capitalizes on different view corridors through the house into the landscape and to the ocean in the distance.

The house orients itself on the site using two grid systems. One system oriented orthogonally to the road is anchored into the landscape. A second grid skews to maximize views across a greenbelt and to the ocean. This section, containing the most private areas of the home sits on columns and floats above the landscape and projects over the site like the prow of a ship.

The Yorkville Common Pantry a not for profit community outreach organization received a Robinhood Foundation grant to use in updating their aging facilties. YCP provides services for the homeless, food distribution for qualified recipients and social services programs for the community. They also provide two meals per day for qualified recipients and operate as a men's shelter for 12 individuals each night.

On a very tight budget the entire 6,000 sf space was demolished leaving only partial floors intact and completely renovated, a mezzanine floor was extended accross the entire footprint of the space over an underused gymnasium space to allow for more food storage, the kitchen was momderized and an elevator and exterior ramp was installed to make the building ADA compliant. The project also called for an enitrely new HVAC system and associated dunnage.

The heavy usage of the space required the speicifcation and installation of very durable and rugged materials. Heavy duty plastic panels and floor and chair rails were deployed throghout. The facade at sidewalk level on the 1st floor is clad in cor-ten steel sheets.

New signage throughout the project was developed in conjuction with Pentagram.

A hedge fund company expanded their executive conference facilities and market research departments onto a new floor above their current space.

The project was a gut renovation requiring the connection of two existing floors to the new floor with a staircase. Designed custom anigre and glass office fronts, installed new interconnecting stair, provided anigre wood paneled conference and reception areas and installed art plaster walls in conference rooms.

Creatively combined standardized furniture with custom millwork to provide cost efficient fully customized look.
